Tammy and Kyle have proven themselves to us time and time again. (This is why we've used her 3.5 times for our real estate transactions over 12 years!) She listens carefully to what the seller's agent tells her and advises us accordingly, so even in a competitive market we have a legitimate chance of getting what we want. She also has amazing intuition. It's unfortunate that our friends seem to find their way to realtors based on friend reocmmendations who don't provide good reasons why (other than maybe a discount?) Our recommendation is based on multiple real-world examples and first-hand experience, and not just that she's nice person that a friend recommended (which of course she is nice as well, but it wasn't based on a recommendation). Actually, our first meeting with Tammy was completely unbiased. She happened to be a seller's agent of a house we wanted to see, and we were unrepresented at that time.
During our most recent experience with Tammy:
With 1 hour lead time, Tammy and Kyle immediately dropped their plans on a random Saturday and met us to view an open house (that we came across that morning) with a deadline for offers 8 hours later. Tammy spent a good deal of her time chatting with the seller's agent. Unbeknownst to us, the seller's agent told her that the seller did not want an escalation clause--thus she did not even bring it up for discussion. The realtor of the next closest offer was told the same, but proceeded to put in the clause anyway. The sellers were not pleased, and that realtor did his clients a real disservice. After Tammy told us what ballpark we should be in wth our offer, we decided on a nice round number. She suggested a more exact or precise figure, and we agreed. Tammy is very polite, poised, and polished, which belies a forceful and tenacious manner-- a very powerful combination in the world of real estate.
